As you are probably aware, you now need a  Home Information Pack - HIP if you want to market a property with 3 bedrooms or more. Part of this pack is made up of 6 pages of an Energy Performance Certificate - EPC, hopefully that is why you are looking here, as this site is where you can commission your Home Information Pack and/or Energy assessment on your property to receive the Energy Performance Certificate.

Energy Performance Certificates are not just for those who want to sell their home. As we all become more aware of the changing environment most of us want to do our bit to help reduce the damage. The EPC is a great way to find out how efficient your home is and it gives recommendations for improvements based on cost v savings. The recommendations come in 3 groups, the first is generally for improvements under £500, these can make big savings in terms of outlay and the time it takes to recover your money by the savings made from them. The second is for over £500 i.e. new boiler or double glazing, these recommendations can make you big savings on fuel bills but it obviously takes longer to recoup the money. The third is for high cost measures i.e. Photovoltaic panels - to produce electricity and Solar panels - to heat water using the suns rays and transfer it to your hot water tank. These measures are not usually cost effective in terms of outlay v savings but are effective in terms of reducing your fuel consumption thus reducing carbon emissions.

If you require a Home Information Pack or an Energy Performance Certificate please email us an instruction from the price list page, we will then contact you to make an appointment. Once we have arranged this if you click on the Pre-survey questionnaire button above you will be able to open it in Microsoft word and print it off, if you can fill in as much as possible it speeds up the process and you will receive your Energy Performance Certificate quicker, we will collect it when we visit the property. We will need access to all rooms of the property in question. It should take approximately 1 hour to survey the property, depending on size and style. Once the relevant calculations have been done the information has to be input into the database to produce a certificate. This can normally be done the same day so you should be able to receive your Energy Performance Certificate within 48 hours (depending on payment method and postage). If you ask us to supply you with your Home Information Pack it will be yours to use when you sell your property privately or through any Estate Agent. If you ask an Estate Agent to produce your Home Information Pack you should check, before you instruct them to do so, how much they will charge you if you were to sell privately or wish to change Agents for any reason. .

We now have pages dedicated to people who wish to sell their home in and around Northampton privately to avoid the 1% - 2% charges associated with most estate agents. As most of us are aware, prices have increased approximately three fold in the last ten years, as have the charges to sell your home and like most people, I would be surprised if your salary has risen at the same rate.... unless you are one of those estate agents!

If you wish to save £'000's for a few hours work there is nothing to stop you advertising on our site, it's quick and simple, We will soon be able to supply you with your Home Information Pack, Once paid for it will be yours to use regardless of who sells your property, some agents may charge you a fee on top of the cost of your Home Information Pack if you wish to use it to sell through anyone but that agent, you should clarify this point with them if you intend to let them arrange to have your Home Information Pack produced for you. You then simply contact a solicitor and tell them you will be selling your property privately and they will deal with all the legal paperwork just as they would have done if you had sold it through an agent. You can then place an advert on our Property Sales Site, contact us and we will arrange to have your preferred telephone number on the FOR SALE or TO LET board and deliver it to you, you then erect the board (we are not allowed to do this) and arrange your own viewings. No more waiting for the agent to turn up, not returning your calls or relaying out of date information, your solicitor will deal direct with you and your buyers solicitor removing the unnecessary and expensive middle man. You sell your property and then......... well, what you do with the thousands of pounds you have just saved is entirely up to you..........

It is surprising how many people are choosing this option and finding it a rewarding and fun challenge, as opposed to an expensive and stressful chore. 

You can value your home much the same way an Estate Agent would do it, using local knowledge and recent sale prices of similar houses in the area, below are some useful sites for valuing your property.

  • Local knowledge, find out what other homes like yours are selling for and set your price accordingly.

  • You can check the council tax band of a property before you buy.       VOA

  • Check the local environmental situation before you buy,  i.e. flooding, subsidence etc...   Homecheck

 

There are a few simple EPB - Energy Performance of Buildings Regulations to follow when placing your advert, as follows:

Property Particulars 

The current regulations allow for written or electronic particulars to be produced without the two EPC graphs until they become available. Once an EPC is available, any description of the property produced that contains at least two out of the three criteria set out in the EPB Regulations will need to contain the EPC graphs. These criteria are:

a) a photograph of the building or any room in the building;

b) a floor plan of the building; or

c) a description of the size of the rooms in the building 

This means that as soon as the EPC is available, any adverts or particulars that fall within these criteria will need to include the EPC graphs, or have the EPC itself (but not the recommendations report) attached to them. (If we produced your EPC we Will put a link on your advert before it goes live, so people can view it, if required. If you have an EPC but not from us please contact us and we can arrange to copy your EPC and put it on your ad).

If you have a paper copy of your Energy Performance Certificate you can save it as an electronic copy here, to enable you to upload it to your advert and/or attach it to an email sent to a potential buyer.

 

You can instruct an Estate Agent also, as we are just an advertising site, we are not Estate Agents. There are 4 options open to you when you instruct an agent to sell your home, you need to choose the right option for your situation. If you want to be able to sell privately to avoid the commission you will need to be Either Sole Agency or Multi Agency as shown below. Even if you don't sell through this site it will probably encourage the estate agent to work a bit harder, selling your property is the main thing and we are here to hopefully save you money in the process......

Sole Selling - The estate agent you are with is the only agent with the right to sell your property. You will have to pay them their fee even if you sell privately.
 

Sole Agency- Your appointed agent is the only agent with the right to sell your property, but if you find a buyer i.e. Sell Privately you don't have to pay the estate agent any commission.
 

Multi Agency - you can ask more than one estate agent  to act for you, but you only have to pay commission to the agent that sells the property.
 

Ready, willing and able purchaser - under the contract, if the estate agent finds you a buyer who is prepared and able to buy your property and to exchange unconditional contracts, you must pay your estate agent the commission - even if you decide not to sell.

 

Can I legally advertise my property on your property pages and not pay my agent commission when I sell it ?

 

Yes - We are not Estate Agents we are merely an advertising site.

The office of fair trading states that to be deemed as acting as an Estate Agent we would have to be:

1.   Sending out property particulars and arranging viewings

2.   Receiving and fielding queries from potential sellers or buyers and passing on details to our clients

3.   Providing clients with a 'For Sale' board and/or putting it up outside their property where the board contains our contact details

 

As an advertising site we will:       

1.   Not be sending out any particulars or arranging any viewings, we will be allowing you to advertise your property on our site and submit your own contact details for buyers to contact you direct

2.   Not be receiving any contact from people interested in your property and will not be passing on any details to anyone, we will not even ask you for  your telephone number during registration, it is for you to decide how potential buyers will contact you and to list a contact number in the description

3.   Not be putting up any 'For Sale' boards, we can supply boards for you to erect yourselves and they will not have our contact number on, only your contact number will be displayed. find out more

Our boards can be supplied on request, they are the same size and quality as Estate Agents boards 600mm x 800mm. They will be delivered with the post attached and ready to erect, until stated here otherwise.
