Q My property is already on the market with an estate agent, can I still advertise on your site?
TOP A Yes, You can still place an advert on our site. If your property was on the market before 1st August 2007 you do not need a Home Information Pack to sell it, until the end of the year, simply visit the property advertising section, register and place your advert, it's FREE until 1 January 2008.
Q I want to sell my property after 1st August 2007, can I still advertise on your site?
A Yes, you can still place a free advert before 1st January 2008, you will now need a Home Information Pack to market your property if it is 4 bedroom or larger. We can supply this for you, once paid for it will be yours to use to sell your property either privately or through an estate agent. If you ask an estate agent to supply your Home Information Pack you should check with them first to find out what they will charge you for your HIP if you were to sell privately or wanted to change agent.
Q I have seen your price list for the Home Information Pack and Energy Performance Certificate, do I have to pay for the advertising separately?
TOP A No, If we have supplied your Home Information Pack and/or Energy Performance Certificate the advertising is Free, you can now place your advert.
Q I already have a Home Information Pack as I am already with an estate agent but wish to advertise on your site also, can I still do this?
A Yes, if you are already with an agent and have your HIP you can still advertise on our site FREE until 1st January 2008, after this date you can still advertise with us for the price shown on our home page (click here). You should check with your agent though to find out what they will charge you for your HIP if you were to sell privately or if you wanted to change agent, even if they say the HIP is 'free', they will probably charge you because they haven't had thousands in commission from you to cover the cost.
Q Will I still have to pay my agent commission if I sell privately?
TOP A You need to check that you have signed a Sole Agency or Multi Agency contract with your estate agent, this allows you to sell your property privately and you will not have to pay them any commission.
Q Do I legally need an estate agent to sell my property?
A No, estate agents only introduce buyers to sellers and vice versa, they serve no legal function.
Q You charge just a small one off fee to advertise, why don't you charge commission?
A We are not estate agents, if we charged commission we would be.  We have formed this company to give sellers an alternative to the expensive estate agent route.
Q How does buying from a private seller differ from buying through an estate agent?
TOP A You are dealing directly with the person selling the property, no hard sell from an agent, you will be in control of all questions and answers and put your offer directly to the seller. You will deal directly with your solicitor and will not have to chase the agent to relay information about how the process is progressing, it is faster and a much more civilised way to purchase a property.
Q How do I value my property?
A There are some useful sites on our home page that will help you to value your property, you could use a professional valuation service, some estate agents offer a free valuation service but generally you should look around your local area at recent sale prices and estate agent windows. You should remember that your property is only worth what someone else is willing to pay for it, don't be tempted to price yourself out of the market. Most streets/properties have a ceiling price, that is a maximum price that a property would be worth in a specific location. You should allow room in the price for negotiation but not so high as to put off potential purchasers. Remember, on a house of say, £280,000 sold through an estate agent at 2% commission you will be saving £5600+Vat = £6580 so, by selling privately through our site you will have a good buffer zone to start off with.
Q What do I do when I have accepted an offer on my property?
TOP A The process is exactly the same as if you were using an estate agent. Once you have accepted an offer you exchange your solicitors contact information with the buyers solicitor and they will deal with all the legal work required.
Q Should I inform my estate agent I am advertising my property privately?
A This is a good idea so there aren't any misunderstandings over commission, they will probably try to dissuade you for obvious reasons but it will probably make your agent work a bit harder to find a buyer.... they wouldn't want to miss out on all that commission.
Q How do I find a solicitor to deal with the sale of my property?
A You will easily find a solicitor to deal with all the legal requirements by looking in your local telephone book or through websites such as www.thomsonlocal.com or www.yell.com, you can click on these links.
Q Can I have a FOR SALE board outside my property if I advertise on your site?
TOP A Yes, We have professionally made boards that are the same size and quality of the estate agent boards you will have seen, the boards can be purchased for £20+vat (we have 50 boards that are FREE to the first people who place an advert and request one)  if you would like one simply phone us with the contact number you want showing on the board we will then have it made for you and deliver it to you with the post attached and ready to erect. You will need to erect the board yourself as we are not permitted to do so.
Q Why would I want a Private Sale board outside my house and not an estate agent board?
A Why let estate agents advertise outside your property just so they can sit back and wait for the phones to ring, make a viewing and then charge you a fortune, With a Move Greener Private Sale board outside your property with your contact number on, you can take the call and you can do the viewing, if you remove the expensive middle man and sell privately it will save you thousands.
Q How do I instruct you to commission my Home Information Pack and then advertise on your site?
A You can instruct us from 'here', once you have read and agree to the term & conditions just follow the instructions, when we have received your email we will contact you to confirm the details and proceed with the HIP, at the same time we will arrange with you a time to assess your property for the Energy Performance Certificate. Once we have confirmed you want us to proceed with the HIP you can place your advert. The HIP should take no longer than 2 weeks to produce.
Q I still have a few questions I would like answers to, can you help?
TOP A Yes, no problem. Simply email us with your questions or phone us, we will be happy to help.
